Questions to Ask Any Cash Buyer
Before you sign with any cash buyer in Dallas-Fort Worth, ask these questions and write the answers down. The scoring rule is simple: count one point for each answer the buyer is willing to give you in writing before you sign, in a form you could show a title company or an attorney. An answer given only out loud is not an answer you can enforce later.
Our own answers are filled in below, including the ones that work against us. Leave the last column blank for each other buyer you talk to, and compare.
| Question | Ready Estates | Other buyer |
|---|---|---|
| Who is named as the buyer on the contract? | Kunjar Bhaduri, the owner of Ready Estates. The name on the contract is the name on this website and on the proof of funds. | |
| What contract form do you use? | The standard Texas TREC contract form. | |
| Can you assign the contract to a different buyer? | No. The contract has no assignment language and no "and/or assigns." | |
| How much earnest money do you put down? | The amount is stated in the written offer you receive before you sign. We do not publish a standard amount in advance; the figure is set house by house in the offer itself. What is fixed in advance is where the money goes and when it is deposited, in the next answer, and the conditions under which it becomes yours, in questions 7 and 13 below and in Term 3 of our Seller Terms. | |
| Where is the earnest money held, and do I get proof? | It is deposited with the title company within 3 business days of signing, and the title company's receipt is emailed to you. | |
| Is there an option period or an inspection period after signing? | No. We inspect at the walkthrough, before the offer. | |
| Can the price change after I sign? | Only through one documented path: a material condition that was neither disclosed to us nor visible at the walkthrough, shown to you with a written repair estimate or the title commitment. You then choose: an adjusted price in writing, or cancellation with the earnest money refunded to us. A price change attempted any other way is a failure on our side: you may cancel and keep the earnest money. | |
| Can I cancel after I sign? | Yes. You have 3 days after signing to cancel in writing, for any reason, with no penalty, and any earnest money already deposited is refunded to us. After that window the signed contract binds both sides, but the other rights on this page still stand: the documented-condition choice in question 7, and cancellation with the earnest money kept if we fail to close on our side, in question 13. | |
| Who chooses the title company? | You do. | |
| Will anything be recorded against my house? | No. Nothing is recorded, and if the contract is cancelled we sign a written release within 3 business days. | |
| Will you show proof of funds before I sign? | Yes. A redacted statement dated within 30 days, in the same name as the contract. | |
| How will I know what I will actually receive? | The title company you choose prepares a written estimate of your net proceeds before you sign. It is an estimate. The final figures appear on the settlement statement at closing. | |
| What happens if you miss the closing date, or cannot close at all? | You may cancel and keep the earnest money, whenever the failure to close is on our side, not only when a date is missed. | |
| Can I stay in the house after closing? | Yes, up to 30 days at no charge under the TREC Seller's Temporary Residential Lease. | |
| How many houses have you bought, and where can I check? | None yet. Ready Estates is a new buyer, with no closings and no reviews to point to. That is why the contract terms are published on this site: judge the document, since there is no history to judge. |
How to score it
Give one point for every answer a buyer gives you in writing before you sign, in a form you could show a title company or an attorney. Give no points for answers that depend on trust, and no points for a price quoted on the phone that is not in the written offer. A buyer who will not answer these questions in writing is asking you to rely on promises the contract may not contain.
This checklist is general information, not legal advice. You may have any contract reviewed by your own attorney before you sign, and a buyer who objects to that review has told you something important.
