We buy houses in almost any situation

We buy houses that have not been listed, often because a problem comes with them that the owner does not want to carry any longer. If one of these sounds familiar, it is worth a short conversation.

Inherited a house

You inherited a property and want to sell it without cleaning it out or fixing it up first.

Going through probate

The estate holds a house that needs to be sold so the estate can be settled and closed.

Facing foreclosure

A sale before the auction date pays the loan off at closing and ends the process on your terms instead of the courthouse steps.

Behind on payments

Missed payments are piling up and selling is a cleaner exit than letting the balance keep growing.

Divorce

One asset to divide, two households to fund. A direct sale settles the house without showings or a long listing.

Tired landlord

A rental that has become more work than income, with or without tenants in place.

Major repairs needed

Foundation, roof, plumbing, or fire and storm damage that would scare off ordinary buyers and their lenders.

Relocating

A job or family move with a date attached, and a house that needs to be sold by that date.

How selling to Ready Estates works

1

Tell us about the property

Fill in the short form or call. We ask about the house, its condition, and your timeline. There is no obligation and no pressure either way.

2

Get a cash offer

We look at the property, usually with one short visit, and give you a written cash offer. We will show you how we got to the number.

3

Pick your closing date

If the offer works for you, we close at a local title company on the date you choose, in as little as 7 days when title is clear, or later if you need time.

How we calculate your offer

Cash offers are below retail price, and any buyer who will not explain why is not being straight with you. Here is the math we use on every house:

What the house will be worth after repairs, based on recent sales of similar homes nearby

minus the cost of the repairs and updates it needs

minus the costs of holding, financing, and reselling it

minus a modest margin for the risk and the work

equals your cash offer.

That trade is not right for everyone. If your house is updated, you have time, and you can wait out showings and a buyer's financing, listing with an agent will usually put more money in your pocket, and we will tell you that on the call. A cash sale makes sense when speed, certainty, and skipping repairs and showings are worth more than the last dollar of price. See the full comparison.

You talk to the person who makes the offer

Ready Estates is owned by Kunjar Bhaduri, a Dallas-Fort Worth investor who buys houses in the same metroplex he lives in. When you call, you talk to the person who will make the offer and sign at closing, and your information stays with this business.

Ready Estates is an investment business, not a real estate brokerage. We buy houses for ourselves. We are not agents, and we do not list houses for sale.

Questions sellers ask us

Do I have to accept the offer?

No. The offer is free and comes with no obligation. You can accept it, list with an agent instead, or decide to keep the house. Any of those is fine.

How fast can you close?

When title is clear, we can often close in about 7 to 14 days. If you need more time, you pick a later date. Probate and title questions can add time, and we will tell you as soon as we see them.

Do I need to make repairs or clean the house out?

No. We buy houses as they sit, including houses with tenants, full garages, and years of belongings. Take what you want and leave the rest.

What does it cost me?

There are no agent commissions and no fees charged by Ready Estates. We typically pay the standard closing costs at the title company. The offer we make is the amount the sale is based on, and the title company shows every number on the settlement statement before you sign.

Are you going to list my house?

No. We are buyers, not agents. We do not list houses, put a sign in your yard, or schedule showings.

Do you assign contracts to other buyers?

No. The contract names Kunjar Bhaduri as the buyer and contains no assignment language, so the buyer who signs with you is the buyer who closes. If we fail to close for a reason on our side, you may cancel and keep the earnest money instead of being passed to a substitute buyer. That is Term 1 on our Seller Terms page.

Can the price change after I sign?

The signed price is the closing price, with one documented exception: a material condition that was neither disclosed to us nor visible at the walkthrough, shown to you with a written repair estimate or the title commitment. Then you choose an adjusted price in writing or cancellation with the earnest money refunded to us, and any other price-change attempt is a failure on our side, after which you may cancel and keep the earnest money. Our Seller Terms page covers this as Term 2.

How much earnest money do you put down, and where is it held?

The amount is stated in the written offer before you sign, and we deposit it with the title company within 3 business days and email you the receipt. If we miss the closing date, try to change the price outside the one documented exception, or otherwise fail to close on our side, you may cancel and keep the earnest money. See Term 3 of our Seller Terms.

Can I cancel after I sign?

Yes. For 3 days after signing you may cancel in writing, for any reason and with no penalty, and any earnest money already deposited is refunded to us. After that window the contract binds both sides, but two rights in our terms survive it: you may choose cancellation if a material condition is documented after signing, and you may cancel and keep the earnest money if we fail to close on our side. Texas law does not give sellers that 3-day right in this kind of sale, so we write it into the contract ourselves; our Seller Terms page states the full wording.

Who picks the title company?

You do. Before you sign, the title company you choose prepares a written estimate of your net proceeds, with the expected payoffs listed as estimates. This is Term 7 of our Seller Terms.

Will you record anything against my house?

No. We record nothing against your property, and if the contract is cancelled for any reason we sign a written termination and release within 3 business days. Term 6 of our Seller Terms states the covenant in full.
