Frequently Asked Questions
Are you real estate agents?
No. Ready Estates is a real estate investment business. We buy houses for our own account. We are not agents or brokers, and we do not list houses for sale.
How do you decide what to offer?
We estimate what the house will be worth after repairs, using recent sales of similar homes nearby. From that we subtract the repair cost, the costs of holding and reselling the house, and a modest margin. What is left is the offer. We will walk you through the numbers on your house if you ask.
Is the offer negotiable?
You can always ask. The offer is built from real repair and resale numbers, so large moves are rare, but if we missed something about the house, tell us and we will look again.
Do I have to accept?
No. The offer is free and there is no obligation and no deadline pressure from us. If you need days to think or to compare with an agent's estimate, take them.
How fast can we close?
Often in about 7 to 14 days when the title is clear. Probate, heirship questions, and old liens can take longer. If you need more time before moving, we can set a later closing date in the contract.
What if I owe more than the house is worth?
Then a normal sale cannot pay the loan off, and we will tell you that plainly. Your options may include a short sale, which needs your lender's approval, or a loan modification. A HUD-approved housing counselor can walk you through them for free at (800) 569-4287.
What if the house has tenants?
We buy rental houses with tenants in place, paying or not. You do not need to end a lease or start an eviction for us to make an offer.
What if I inherited the house and probate is not finished?
We buy inherited houses, and we can often make the offer while probate is still open, then close once the estate has authority to sell. The timeline depends on the county and the estate. Tell us where things stand and we will tell you what is realistic.
Do I need to clean the house out?
No. Take what you want and leave the rest, including furniture, vehicles in the driveway in some cases, and full garages. We handle cleanout after closing.
What does selling to you cost me?
No commissions and no fees from Ready Estates. We typically pay standard closing costs. Your loan payoff and any taxes or liens that must be cleared for the sale come out of the proceeds at closing and appear on the settlement statement, which you review before signing.
Will you buy my house if it needs major work?
Yes. Foundation problems, roof damage, outdated systems, fire or storm damage, and houses that have sat vacant are all houses we will make an offer on. A house that cannot qualify for a buyer's mortgage is exactly where a cash sale helps.
What happens to my information if I send the form?
It comes to Ready Estates so we can call you with an offer. We do not sell it or share it with other buyers. If you decide not to sell, tell us and we will stop contacting you.
