How It Works: Selling Your House to Ready Estates
Selling a house the ordinary way means repairs, cleaning, listing, showings, inspections, appraisals, and a buyer whose loan can still fall apart in the last week. Selling to Ready Estates is shorter, because we are the buyer.
Tell us about the property
Send the form or call (469) 248-7237. We ask for the address, the general condition, and your timeline. This takes a few minutes, and there is no obligation attached to it.
One short visit, then a written offer
We schedule one visit to see the house, usually 20 to 30 minutes. You do not need to clean or fix anything before we come. After the visit, we give you a written cash offer and walk you through the math behind it: what the house should be worth repaired, what the repairs cost, and how we got to the number.
Close on the date you choose
If you accept, a local title company prepares the paperwork and handles the funds. You sign, the loan on the house is paid off from the sale proceeds if there is one, and you receive the balance the same day. Closings often happen in about 7 to 14 days when title is clear, and later dates are fine too.
What closing looks like
Every sale closes at a licensed Texas title company, the same as an ordinary sale. The title company runs a title search, prepares a settlement statement that shows every dollar, and disburses the money. You see the statement before you sign anything. If a title problem shows up, such as an old lien or an heir who has not been located, we tell you what it is and what it takes to clear it. Some problems add days; a few make a sale impossible until they are resolved, and we will say so plainly.
A worked example of the offer math
The numbers below are invented to show the arithmetic. They are not an offer, an appraisal, or a value for any real house. Your house gets its own figures, from recent sales near it and the repairs it actually needs.
Say a house would sell for $300,000 after repairs, based on recent sales of similar homes nearby.
Repairs and updates it needs: $45,000
Holding, financing, and resale costs while the work is done and the house is sold again: $27,000
Our margin for the risk and the work: $18,000
Cash offer: $210,000.
That is the whole calculation. When we make you an offer, we fill in the same four lines with your house's numbers and show you the sales and repair estimates behind them, so you can check the arithmetic before you decide anything.
What it costs
There are no agent commissions, because there is no agent. Ready Estates charges no fees. We typically pay the standard closing costs. Your remaining costs are the ones attached to the house itself, such as paying off your loan balance and any taxes or liens that must be cleared for title to transfer, all of which appear on the settlement statement.
What we ask of you
Very little. Access to the house for one visit, honest answers about its condition and any notices you have received, and a signature at closing. You can leave behind anything you do not want to move.
Start with the address
The offer is free and there is no obligation to accept it.
