Cash Sale vs. Listing With an Agent vs. Selling It Yourself
There are three ways to sell a house in Dallas-Fort Worth, and the right one depends on the house, your timeline, and how much work you are willing to do, including the cases where selling to us is the wrong choice.
| Sell to Ready Estates | List with an agent | Sell it yourself (FSBO) | |
|---|---|---|---|
| Price | Below retail. The offer is based on the repaired value minus repairs, costs, and a modest margin. | Highest potential price, especially for an updated house in a strong neighborhood. | Near retail if priced well, minus the time you spend doing an agent's job. |
| Repairs | None. We buy as-is. | Usually needed. Buyers and their lenders expect a house in financeable condition, and inspection findings reopen negotiations. | Same as listing, and you manage the contractors yourself. |
| Commissions and fees | No commissions and no fees from us. We typically pay standard closing costs. | Agent commissions are negotiable and commonly total several percent of the price, plus your share of closing costs. | You may still pay a buyer's agent commission, plus your closing costs. |
| Time to close | Often 7 to 14 days when title is clear, or later if you prefer. | Commonly 60 to 120 days from listing to closing, sometimes longer. | Unpredictable. Depends on your marketing and the buyer's financing. |
| Certainty | A signed contract with a cash buyer and a title company handling funds. No lender approval to wait on. | Offers can fall through on financing, appraisal, or inspection, and the clock restarts. | Same financing risk as listing, with you managing it. |
| Showings and privacy | One short visit from us. No sign in the yard, no strangers walking through. | Showings, open houses, and a public listing with photos of your home. | You schedule and host every showing yourself. |
| Best for | Houses needing work, estates, rentals with tenants, foreclosure timelines, relocations, and owners who value certainty over top price. | Updated houses, patient timelines, and sellers who want the highest possible price and can carry the house while it sells. | Sellers with time, marketing skill, and a house that needs little work. |
The short version
If your house is in good shape and you can wait a few months, list it. You will very likely net more, and we will tell you so if you call us first. If the house needs work, the timeline is short, or the cost and stress of the ordinary route outweigh the price difference, a cash sale is usually the better trade. Either way, the offer costs nothing and obligates you to nothing.
